Agreed, Blue River is not terribly urban. Also, not seeing much for sale there. Would love to live on  or near the McKenzie!
I spent 2014-2020 living on a 160 acre ranch...
A day without fishing probably wouldn't kill me,
but why risk it?

If you’re on a budget that stretch seems like it’s too attractive and close to urban folks.

Something farther away from everything, Klamath, smith, umpqua, rogue, coquille, chetco, etc.

It's a fine line.
Certainly want some space and solitude, but also have to be close enough to civilization to work.
I've been looking all over the state, Washington, and NorCal.
Not sure if I want to do hard winters in Idaho.
A day without fishing probably wouldn't kill me,

Here it is....https://www.landandfarm.com/property/1_06_Acres_in_Douglas_County-12138840/

1 acre on the North Umpqua = steelhead heaven
20 minutes east of Roseburg = sunshine and warm temps

Step 1, buy the land
Step 2, buy a yurt
Step 3, live like a steelhead slaying king

Now, how am I gonna spend that finders' fee?  ;)

That's a nice parcel!
I've lived in a yurt for a year, don't mind it at all, family would hate it tho.
They're insisting on a solid structure, the sticklers..

Try this link to search. Select Yes under Waterfront to get places on rivers, lakes, etc.

Wow, a lot of intriguing properties on that site, that were not listed on many other sites I've been using!
Thanks so much, definitely gonna be searching on there!
Thank you!

So, found a pretty sweet place in Drain.
3 bed 2 bath, almost half acre, river frontage right on the confluence of Pass and Yoncalla creek, basically the very start of Elk creek.
Looks like a killer place to fish, there are salmon and steelhead that run there, but unfortunately shortly after making an offer, I discovered NO FISHING ALLOWED!
The place is perfect otherwise.
Upqua is 15 miles away, will have to fish there.
Will try the place out for a bit, not in a hurry to move.
Depending on how I like it and how things go, I may end up renting it, or putting it back on the market, but it's all speculation at this point.
Thank you all for the input and advice, I really appreciate it!

Just remember rivers erode land so your property could slowly wash down stream. Happens to an old family friend years ago he ended up being the proud owner of under river property, his was a 1/4 acre long narrow along a river. Was a long time ago but still rivers erode.

Indeed they do! Luckily the house is set back quite a ways, and there are quite a few trees to help stabalize the bank.
Will be getting flood insurance for sure!
If anyone wants to come fish the Umpqua and/or Winchester bay, once I move in, let me know, I'll have an extra room.

Believe it or not, my first girlfriend in 7th grade lived in that house! It's been renovated since then, looks really nice. I grew up a few miles outside of town, but when I was born my parents lived in the little yellow house across the street, 46 years ago.

You'll love the Umpqua, it's beautiful through Elkton.
