yeah, it probably would cut into the fishing time, but it's always been something i wanted to do.. a small business that is rewarding and not only outdoor oriented, but family and life oriented.[ nature of the business]  established business with a good ROI, hell, for all intents and purposes, they are handing you a turnkey operation..

i dont know where this is in oregon, or who these folks are, but it would be a shame if this either fell into ruin, didnt get bought or got bought by the wrong people...

It is about 20 miles west of Portland, at the outlet of Multnomah Channel... big tidal freshwater bay with some fairly well-preserved wetland areas around it... neat kayak spot. 

From a business standpoint, their location kind of sucks though.  They are in a great place to go kayaking, but a lousy place for kayak enthusiasts to get to after work, on their way to somewhere other than the lower Columbia, etc...  I think that is part of their problem.  Scappoose's population is tiny, and Highway 30 gets very low traffic.

If I had the $$ and the business enthusiasm, I'd buy the shop and relocate the kayak operation to somewhere on the Willamette (Sellwood maybe, or Saint Johns).  Then I'd re-work the building on Scappoose Bay into a tackle shop/coffee shop/ice cream etc....  The boat ramp on Scappoose Bay is fairly popular with anglers for salmon and pleasure boaters in the summer.
