First of all, just want to say happy holidays to everyone! I hope to go fishin with y'all a bunch in the coming year!

So, I recently sold my ranch preoperty in SoCal, and it's my dream to have a place on a salmon/steelhead river. Or at least within a few mins drive.
Thus far, the places I have looked at have either sold before I could even make an offer, or been too much of a fixer upper for me afford rennovating or want to deal with.

I realize it's probably a long shot to get something nicer, let alone turn key, with my budget, but I figure it doesn't hurt to look/ask.
I probably can't spend more than about $300k.

Does anyone happen to know of a property for sale that fits the bill? Am ok with any area of Oregon, Southern Washington, or Northern California.
I'm happy to provide a finders fee, and fishing/visitaion rights for a successful recommendation!

Yeah, it's tough. 
Desireable places seem to sell instantly.
I need to research the cost of new manufactured homes and delivery cost, and if it's not too bad, find a lot with well and electric....
Better luck to both of us this year!

I've heard you use a downrigger, any chance you can describe or show a pic of how you mount it?

You should check out the Smith River in CA, the Winchuck and Rogue in Oregon. Lotsa beautiful places on all those rivers. We just moved 20 miles up to Gasquet after living 60 years in Crescent City. I'm lovin' it. We should have moved up here 40 years ago.

It's indeed a struggle, especially with lots of folks suddenly finding themselves in a situation where they can foreseeably work remotely, why not work from a riverfront home rather than in the suburbs or city?? Not to say this is your intention but just what you're up against in finding something at the moment.

A good buddy of mine was in the same boat as you (almost spooky in how similar it sounds) he sold some inherited property in southern California back in May and had been looking for either buildable riverfront property with land, or smaller lots with a home/cabin already on them. Ultimately he purchased a fixer upper on the McKenzie and I think he still paid close to $500k on it with maybe ~1.5 acres.

Undoubtedly I'm sure you can find something in your price range if you're patient, especially if you're open to the modular home option and don't require a ton of land. I know my buddy was originally looking for >10 acres with riverfront and buildable and was struggling to find something, I am sure if you're more flexible then your options are a bit expanded there.

Man, in a lot of places you get be almost as good as river-front if your lot is near public river-front land, and at a fraction of the cost of river frontage.  I am specifically thinking of places like Blue River (sadly burnt up this summer).  You might reconsider the need for frontage and just think about walking, biking, or a very short ride to the river.  Just my 10 cents.

That's very true. However, I'm holding out for something a bit more rural, never really wanted to be super urban.
It is likely a long shot to find a decent home with river frontage, with my budget, but I'm in no hurry, can't hurt to try.
